Duplex Remodel, Addition of Two ADUs

The owner/developer of this 1936 duplex recognized an opportunity to double the property’s rental income: Each unit of the duplex was allowed to have an accessory dwelling unit (ADU). We reconfigured the floor plans with updated layouts for the duplex and designed two new ADUs in the backyard of the main building. A modern look and feel that would appeal to younger renters guided our design, with modern materials, work-from-home-friendly open floor plans, a large kitchen and living room at the back with outdoor spaces for each unit. With four units in close proximity, we gave special attention to how the entryways and outdoor areas could still feel private and distinct. Tight property lines also meant careful coordination with the bordering neighbors. We met the challenge head on with eye-pleasing green roofs on the ADUs and carefully designed new fencing. Good fences make good neighbors!
